We have vast experience in asbestos surveying and sampling of all types – our surveyors have spent many years undertaking type 1, 2 and 3 surveys. All commercial properties are required by law to make reasonable efforts to locate, identify and manage any potential asbestos materials within them. In many cases the best way to undertake this process is to have an asbestos survey carried out.

As asbestos awareness grows and the potential health risks to the family and home environment are realised there is an increasing demand for asbestos surveys or sampling within residential properties – private and public.

Asbestos Sampling

Many people are surprised at the number of items that can potentially contain asbestos and just how many may be found in their homes.  Typically asbestos fibres may be found in artex, ceiling, wall and roof panels, door panels, boxing panels, toilet cisterns, floor tiles, insulations, water tanks, soffits, fascias, roof tiles, electrical installations and many hundreds more.  They are often hidden within wall & floor voids, above false ceilings, in roof spaces and so forth.

Often asbestos materials are delaying or even causing cancellations of property purchases / sales.  Typical property surveys are highlighting possible asbestos materials as are insurance claims for damage to property.  Estate agents, insurance companies, house buyers and sellers etc often require samples to be tested for asbestos fibres.  Standard property surveys do not very often identify asbestos materials.  They may indicate potential asbestos materials were seen, often they will not mention asbestos at all.  If asbestos is not mentioned in your property survey it does not mean that there is no asbestos present.

Asbestos sample test requests are often very urgent, especially if damage to a suspected asbestos material has occurred – we can offer a quick turnaround time and competitive pricing in sample testing.

Asbestos Surveys

Experience in asbestos surveying is crucial – we only employ qualified asbestos surveyors with considerable practical experience of all survey types and who have a proven track record. Survey staff are fully trained to carry out asbestos survey works in accordance with the guidelines set out in HSE publication MDHS 100 Surveying, sampling and assessment of asbestos containing materials.

There are three main forms of asbestos survey and we would be happy to discuss the different types and to advise which would suit your requirements best.

There are many poor asbestos surveys being undertaken and more often than not this is not due to any inability or laziness on behalf of the surveyor but due to inexperience. Asbestos can be found in many hidden places and in many different materials. Experience in where to look and what to look for are crucial to being a good asbestos surveyor. Even then it can never be guaranteed that all asbestos materials will be located.

Arising out of legislation in the past few years there is a legal duty upon owners / managing agents of all commercial properties to take reasonable steps to locate and assess the asbestos materials present to the properties in question. In most instances the best way to achieve this is to have a survey for asbestos undertaken.

Asbestos surveys should also be undertaken prior to major refurbishment or demolition works to any buildings. We have great experience of working with builders, demolition companies, county councils, housing agents, commercial companies etc and fitting into programmes and schedules.

More and more people are requesting asbestos surveys on their homes after realising just how many potential asbestos containing materials there may be in their homes and that there may be a health risk to them and their families. The number of people undertaking DIY projects within their properties has grown and so forth has the risk of accidental exposure to asbestos fibres.
